Emacs is the extensible, customizable, self-documenting real-time display editor. It is a fantastic open-source text editor and development environment. It's extremely powerful and has it's own LISP dialect - one can spend years mastering it.

A console version of Emacs comes with Mac OS X. However, it only runs from a terminal and therefore you don't get a lot of the GUI features like multiple frames, menus, mouse support, scroll wheel support, and lots more. If you're new to emacs, it is recommend that you start with a version of Emacs sporting a GUI, like this one!

Emacs for OS X is licensed as freeware and is therefore free to download, use and keep.
